- All income must be from a verifiable source. Unverifiable income will not be considered.

- Applicant must exhibit a responsible financial life and have sufficient income.
- Applicants must receive positive references from all previous landlords for the previous 5 years.
- A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.

- An application fee of $20 per applicant (ages 18 and older) is required in order for your application to be processed.

At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if the applicant fails to meet any one of the above requirements. Applicants who do not meet minimum screening standards will not be approved.

SECURITY DEPOSIT IS EQUAL TO ONE MONTH OF RENT. RENT IS DUE ON THE FIRST DAY OF EACH CALENDAR MONTH. AFTER THE TENTH OF EACH MONTH, I UNDERSTAND THAT I AM SUBJECT TO A LATE CHARGE OF $25.
